The preparation you put into getting your property ready for sale can be the difference between getting a standard price and a great price. The good news is that you have the ability to choose. Here are ten tips that will influence the outcome of any sale.
1. Smells….Inviting aromas
When you walk past a bakery or coffee shop the aromas are welcoming. The same applies to your home. Freshly percolated coffee, or vanilla essence in a warm oven, like the smell of baking cake, are simple ways to make your home inviting. It really does make a difference.
2. Gardens
Make certain all hoses are rolled away and any children’s toys and bikes are neatly stored. Paths and patios should be swept clean of leaves and dirt, lawns should be mown and edges tidied. Pools should be sparkling clean.
3. Fresh Flowers
Your home will look more inviting if you have fresh flowers in the living areas.
4. Sounds
Complete silence can be uncomfortable, whereas unobtrusive music playing in the background is very relaxing. A CD on low volume creates a friendly, comfortable environment.
5. Warmth & Cool
Warm in winter or cool in summer. So if you are selling in winter, leave the heating on or if you have an open fire place, light it well before inspection time for a nice cosy glow. In summer turn coolers on prior to inspection or, if installed, leave the air conditioning on.
6. Light
Dark dim rooms always make a home more difficult to sell. Open up! Make sure all blinds, curtains or drapes are fully open and importantly, the windows are clean. Light, sunny rooms also look bigger.
7. Sparkle
Clean, sparkling surfaces indicate a well kept home. People will open your oven door, look in sinks and showers. Make sure all surfaces sparkle, mirrors are clean, soap & toilet rolls are replaced, and toilet seat is down.
8. Garage & Driveways
Keep them clean and clear. Remove any unnecessary items from garage.
9. Space…Take away all the clutter
To make rooms feel as spacious as possible, remove all excess furniture and other items that clutter the interior of your home. Have a garage sale before you sell not after.
